Forge Atlanta is poised to become the most ambitious mixed-use development in Downtown Atlanta's modern history. Spanning 10 acres at the intersection of Ted Turner Drive and Whitehall Street, this transformative district will reshape the city's urban core by weaving luxury residential living, hospitality, retail, and entertainment into a single cohesive neighborhood. Phase I represents a $756 million capital investment, delivering approximately 600 luxury for-sale condominiums, a 300-room hotel, and 60,500 square feet of curated retail. Architecture and Design

The masterplan bears the signature of Nelson Worldwide, the firm behind The Battery Atlanta and the St. Regis Hotel in Buckhead. Five distinct towers will rise from a shared podium connecting retail, dining, and public amenities at street level. Each tower contributes to a unified skyline composition visible from every approach. The architectural language balances contemporary lines with contextual materiality, reflecting the energy of a new Atlanta and the permanence of a neighborhood built to endure. Ground-level massing fosters pedestrian engagement with activated storefronts, covered walkways, and generous public plazas.

Residences

The approximately 600 condominiums planned for Phase I will offer for-sale ownership in a fee simple condominium structure. While specific floor plans and finishes have not yet been released, the caliber of the design team and the scale of the investment suggest premium materials, thoughtful layouts, and sweeping views of the Downtown Atlanta skyline. Pre-sales are expected to begin in 2026, well ahead of the estimated 2028 to 2029 Phase I delivery.
