Overview

Fourteen Park introduces a rare new luxury condominium offering to Midtown Atlanta, one of the city's most dynamic and walkable neighborhoods. Developed by Kolter Urban, the proven team behind three sold-out and under-construction Buckhead towers (Graydon Buckhead, The Dillon, and Elyse Buckhead), this 20-story tower rises at the coveted intersection of Ansley Park's historic charm and Midtown's cultural vitality. With approximately 80 to 110 residences planned, Fourteen Park is positioned as one of the most anticipated new residential projects in the Atlanta market. The development occupies a prime 1.35-acre site at 250 14th Street NE, with plans to incorporate seven adjacent parcels along 14th Place to create an even more expansive residential enclave. Priority registration opened in spring 2026, with a full sales launch anticipated in Q4 2026.

Architecture and Design

Designed by Rule Joy Trammell + Rubio (RJTR), one of Atlanta's most accomplished architecture firms, Fourteen Park draws on the same design lineage that shaped Kolter Urban's celebrated Buckhead portfolio. The tower's defining architectural gesture is its floor-to-ceiling glass curtain wall, which bathes interiors in natural light and frames unobstructed panoramas of Piedmont Park's canopy, the Atlanta skyline, and the rolling greenery of Ansley Park below. Each residence is conceived as a serene retreat, elevated above the city yet intimately connected to the landscape through expansive glazing and thoughtfully oriented floor plans. Based on Kolter Urban's established design standard in Atlanta, residences are expected to feature 10-foot ceilings, private terraces, European-style cabinetry, quartz countertops, premium stainless-steel appliances, and spa-caliber primary bathrooms. Final interior specifications and designer appointments are forthcoming.

Residences

The tower will offer approximately 80 to 110 homes across one-, two-, and three-bedroom (and potentially larger) configurations. Drawing from Kolter Urban's recent Atlanta projects, living spaces are expected to range from approximately 1,400 to over 4,000 square feet, with pricing anticipated to start from $1 million. The limited unit count ensures an intimate, boutique living experience while delivering the full-service amenity program of a larger tower.

Amenities

Kolter Urban describes an expansive and curated amenity collection complementing the residences, paired with white-glove service. While the final amenity program for Fourteen Park has not been publicly released, Kolter Urban's Atlanta track record suggests a best-in-class offering. Based on the developer's established standards (including the 63,000-square-foot amenity terrace at Elyse Buckhead), anticipated amenities may include a resort-style pool with cabanas, a state-of-the-art fitness center, private dining and entertaining spaces, a residents' lounge, outdoor terraces and green spaces, a dog park, and dedicated concierge services.
