High Street

Development Description

Overview

High Street is a $2 billion master-planned community transforming 36 acres in Dunwoody's Central Perimeter into the largest mixed-use destination the submarket has ever seen. Developed by GID Development Group in partnership with North American Properties, the project will deliver 1,500 luxury condominiums within a walkable, transit-connected urban village blending residential living with curated retail, dining, entertainment, Class A office, and a full-service hotel. Adjacent to the Dunwoody MARTA station, High Street offers the energy of an in-town address with the scale of Dunwoody's Perimeter corridor.

Architecture and Design

The master plan by Elkus Manfredi Architects organizes the site around a central lawn and event plaza that functions as the community's living room. Buildings frame pedestrian promenades and activated ground-floor retail, creating a street grid designed for people rather than cars. Phase 1 residential buildings were designed by Dwell Design Studio, with landscape architecture by Site Solutions. The result is a campus where contemporary architecture sits alongside thoughtful green space and tree-lined walkways.

Residences

The residential program will reach 3,000 total units at full buildout, with 1,500 luxury condominiums planned for future phases. Phase 1 has delivered 600 luxury apartments across the Windsor Brompton and Windsor Avery buildings, establishing a quality standard that signals the caliber of the condominiums to follow. Interiors feature modern finishes, open layouts, and generous windows oriented toward the Perimeter skyline. Future condo phases will offer thoughtfully designed floor plans and premium finishes consistent with the overall vision.

Amenities and Entertainment

Residential buildings feature resort-level amenities, including swimming pools, fitness centers, and community gathering spaces. The central lawn serves as a year-round venue for concerts, outdoor fitness programming, holiday celebrations, and community events. The retail and entertainment program is anchored by Puttshack, with a full buildout target of 400,000 square feet of curated shopping, dining, and entertainment. A planned 400-key hotel will add hospitality services to the mix.

Location and Lifestyle

Transit and Connectivity

High Street sits steps from the Dunwoody MARTA station, providing direct heavy-rail access to Midtown, Buckhead, Downtown Atlanta, and Hartsfield-Jackson International Airport. The site benefits from immediate access to GA-400 and I-285, placing residents within a short drive of virtually anywhere in the metro area. This combination of rail transit and highway proximity positions High Street as one of the most connected addresses outside the city core.

Dining, Retail, and the Neighborhood

Phase 1 has delivered more than 150,000 square feet of destination retail and restaurants, with full buildout bringing the total to 400,000 square feet. The nearby Perimeter Mall site is being reimagined as an additional mixed-use destination, and Brook Run Park, Dunwoody's 100-acre flagship greenspace, is a short distance away. TriNet has established its headquarters on site, joining major companies that call the Perimeter corridor home, including State Farm's regional campus.

The Lifestyle

Living at High Street means choosing a walkable community where dining, fitness, and entertainment are all within minutes on foot. For buyers seeking a luxury condominium in a live-work-play setting north of Atlanta, High Street represents a singular opportunity to join Dunwoody's most transformative project.
